Temporary Modular Leasing Center for Student Housing

Triumph Modular partnered with Northeastern University to create a temporary modular leasing office for their new LightView dormitory project. As the school prepared to open LightView in fall 2019, the university needed a fast, functional, and inviting space to showcase dorm layouts and meet with prospective students. Triumph delivered a custom modular leasing center that included full-scale model dorm rooms and staff meeting areas—all within walking distance of the new residence halls.

The temporary modular leasing center is fully relocatable and designed for a one-year deployment. Inside, the building includes a main foyer and a conference room for staff to host leasing meetings. On the other side of the structure, a furnished model unit replicates the layout of LightView’s two-bedroom suites. One unique feature: a bedroom with furnishings mounted on the ceiling, allowing visitors to visualize the space clearly without obstructions.

Technical Innovation & Sustainability

Despite its temporary nature, the building delivers a permanent-quality feel. Triumph constructed the modular leasing office on concrete piers with flat metal stock skirting, blending seamlessly into the urban environment. Special engineering was used to achieve floor-to-ceiling Kawneer SSG glazing storefront windows—nearly 60 feet of 114-inch-high glass. The interior was built to support real appliances and cabinetry, while a tight tank accommodates the functional restroom.

Fast Turnaround and Cost-Effective Results

With student rental rates near $1,500 per person, Northeastern needed a high-quality leasing solution delivered quickly. Purchasing or leasing nearby commercial space wasn’t viable, so Triumph’s modular building system offered the perfect solution. The resulting structure provided abundant natural light, professional design, and a welcoming space for pre-leasing student housing—all completed on a tight deadline.
